Since 2015, I’ve dedicated myself to all things real estate, serving as a full-time Central Florida realtor. As the broker and owner of DBT Realty and Titus Commercial Group, I take pride in top-notch service throughout Central Florida. Originally from Miami, I moved to Orlando in 2011 for college and have since immersed myself in the local market.
In March 2023, I married my best friend, Rebecca. Settling in Heathrow—a welcoming Central Florida community—we’ve built the perfect home for our growing family, welcoming Asher Berndt as our first newborn in 2024!
Family has always anchored me. Growing up, a “BERNDT” plaque at our home entrance reminded me daily of legacy and responsibility. Today, integrity guides my business, one I aspire to pass on to future generations.

We'll run multiple reports and account for any new information we learned during the showing to determine what the home's value should be. Once we determine this and how we want to proceed, we'll submit the offer ASAP! Time is of the essence, especially in one of the fastest growing cities!

Contract Management
Once the seller accepts our initial or counter offers, we'll sign the contract to make it official! We'll coordinate documents and timelines with your lender and title company handling the closing. You'll submit an escrow deposit (typically 1% of purchase price) to the title company to hold. The deposit will be credited back at closing or if we cancel during contingencies.

Property Assessment
One of the best investments you'll make! Once under contract, we'll schedule an inspection ASAP (usually within 10 days). We can then decide—cancel, renegotiate, or proceed—based on the inspector's findings.
Quality AssuranceAppraisal
Value Verification
If you have an appraisal contingency, your lender's appraiser will verify the home's value after inspection. If it's below purchase price, we can renegotiate, cancel without penalty, or proceed by bringing the difference to closing.

Legal Verification & Security
The title company will perform a title search and report to uncover any unpaid taxes, liens, or disputes. If clear, they'll approve the transfer on closing day. Title insurance and escrow are also handled here.

From day one of contract execution you'll work closely with your lender—submitting documents, meeting conditions, and reviewing final loan details a few days before closing.
